Can a property developer buy directly from Chinese factories without a China office?
Yes — that is exactly what this service is. FBM Sourcing acts as your procurement team in China: factory selection, comparable quotations, samples, production follow-up, our own inspection before shipment and container consolidation, all under one contract with FBM Sourcing.
Which project types do you handle for developers?
Apartment buildings and multi-unit residential developments, hotels, offices, student accommodation, retail and mixed-use projects — commercial projects only. We combine building materials and FF&E in one supply chain, so the facade package and the furniture package can run as one program.
How does the commission model work?
All quotations, invoices and shipping documents are issued by FBM Sourcing — you deal with us, and we carry the responsibility. For suppliers you nominate, we charge a 5% commission; for products we source for you, we quote a direct price.
Can shipments be phased to our construction schedule?
Yes. Orders are sequenced by construction stage — facade materials before fit-out packages, fixed joinery before loose furniture — and consolidated into full containers by building, phase or installation sequence, so goods arrive when the site can take them.
What is the minimum order?
Our minimum order is a full container (FCL). Sometimes, on a large project, the doors alone fill full containers; sometimes the doors share containers with the other product categories of the same project; and sometimes, in one batch, we combine a dozen or more product categories from several projects of the same client into a few containers — always full containers, and for us this is routine, well-practised work.
Who inspects the goods before shipment?
FBM Sourcing’s own team inspects at the factories: dimensions, colors, finishes and quantities are checked against approved samples and purchase orders, with photo and video reports shared before anything is loaded.
Can you work from our architect's BOQ and specifications?
Yes — that is the normal starting point. Our team reads your BOQ and drawings, splits them into factory-level RFQs and maps every factory price back to your BOQ numbering. See the BOQ & drawing takeoff service for how that works.
What is not included in the package?
Customs clearance at destination (which needs an importer of record in your country), site storage, delivery scheduling into the building and installation labour — unless separately agreed. Everything from specification review to loaded, documented containers in China is covered.
