This entry door has no side hinges. The whole leaf turns on a floor spindle — and that spindle decides whether your building's doors still swing true in year five. I'm Spring from FBM Sourcing, a building material sourcing agent for commercial projects. We source entry doors, windows and interior packages for apartment, hotel and office builds. Today I'm at one of our door factories' fitting and testing bays, walking through exactly what we check before a project order ships. Start at the bottom, because that is where pivot doors succeed or fail. The floor track and pivot box are fitted and shimmed dead level — here the technician is setting the bottom pivot with a shim block before the leaf goes on. Then the aluminium threshold: we check that the sill sits flush, the fixing screws are stainless, and the drainage path is clear. A pivot leaf can weigh over a hundred kilos, so a few millimetres down here become centimetres at the handle. For multi-unit projects, the lock is a bigger decision than the leaf itself. This factory machines and fits the locks at the plant, so doors arrive pre-fitted and pre-tested. On the camera model, we test the fingerprint reader, the built-in display, and the privacy knob on the inside face. On the keypad version, we check the backlit panel, the mechanical key override, and the cylinder cover. And two things we always confirm on a project order: every lock runs on the same platform, so your property manager is not juggling ten different apps — and the lock body matches the multipoint hardware, because the lock and the door have to be machined as one system, not married on site. Down the door edge runs the multipoint lock. One turn of the handle drives hooks and pins into the frame at several heights — not just one latch in the middle. That is what keeps a tall leaf from bowing and rattling over time. And this rubber gasket being pressed into the edge channel does quiet but important work: it is the acoustic and weather seal. On apartment corridors, door acoustics show up at handover inspections, so we verify the seal runs continuous on all four sides with even compression.
