Overview of the Project

Purchased Products

Project Background

A luxury boutique hotel in Florida undertook a full renovation and fit-out spanning both structural building materials and complete FF&E. The procurement scope covered 14+ product categories sourced from China: floor and ceramic tiles, sanitary ware, aluminum window systems, fire-rated wooden doors, built-in wardrobes and cabinets, hotel-grade bedding and mattresses, balcony railings, outdoor awnings and umbrellas, PE flooring and wall panels, and air conditioning units. FBM Sourcing managed the complete sourcing cycle — factory selection, QC inspections, consolidation, and on-schedule delivery — under a single contract.

How It Works?

Understanding Client Needs

With 14+ product categories spanning construction materials and FF&E, the planning phase required careful alignment with both the hotel design team and the project contractor. The client provided specification sheets, material sample boards, and installation drawings for every product category. FF&E items such as bedding, mattresses, and bathroom fittings were specified to brand-equivalent quality standards. Building materials including doors, windows, and tiles needed to meet Florida Building Code requirements. We categorized every item, defined factory requirements, and flagged items needing custom manufacturing versus standard supply.

Market Sourcing and Factory Selection

Our sourcing team deployed across multiple manufacturing regions in China. Floor and ceramic tiles were sourced from specialized factories in Foshan. Sanitary ware was procured from branded Guangdong suppliers. Aluminum window and door systems came from certified extruders with US export experience. Fire-rated wooden doors were sourced from Jiangsu manufacturers with established export records. Hotel furniture and cabinets came from Guangdong panel factories. Bedding and mattress suppliers in Guangzhou were selected for hotel-grade quality. Railing fabricators, outdoor umbrella and awning makers, and HVAC suppliers each passed our standard pre-order factory audit.

Order Confirmation and Production Scheduling

Given the scale of 14+ categories across multiple factories, we prepared a consolidated sourcing tracker for client visibility. Sample requests were placed for all custom items: cabinet panel finishes, tile samples, door profiles, fabric swatches for bedding and linen. After client sign-off on samples, purchase orders were issued with staggered production timelines to synchronize shipping windows. Our logistics team coordinated with each factory to ensure all items from different production locations would arrive at the consolidation warehouse within the same window, minimizing storage costs and demurrage.

Production Follow-Up and Quality Checks

Our QC inspection team visited each major product factory at critical production milestones. Ceramic tiles were spot-checked for dimensional consistency and surface defects across multiple batches. Sanitary ware — faucets, shower sets, and basin fixtures — were unboxed and function-tested at the factory. Fire-rated wooden doors were dimensionally measured and fire-rating certificates verified. Aluminum window profiles were checked against specification drawings for profile dimension accuracy. Mattresses and bedding were inspected for material quality, stitching, and labeling. Built-in wardrobes and cabinets were checked for panel thickness, edge banding integrity, and hardware operation. Full photo QC reports were submitted to the client after every factory visit.

Container Loading and Shipping

Products from over a dozen factories were consolidated at our Guangzhou logistics hub for coordinated container loading. Fragile items — tiles, sanitary ware fixtures, mirror components — were packed in foam-lined wooden crates with clearly labeled handling instructions. Large soft goods (mattresses, bedding) were vacuum-compressed and wrapped. Structural items such as door frames and aluminum window units were secured in custom-built timber racks. Cabinets and wardrobes were flat-packed and stretch-wrapped. Each container was packed with a detailed manifest, photographed before sealing, and tracked through to the Florida port of entry.

After-Sales Support

After delivery to the Florida hotel construction site, our team remained fully available to support the installation process. Minor replacement or missing items were sourced and air-freighted from China within days. Technical documentation packages — fire door certifications, aluminum profile test reports, tile quality certificates, and sanitary ware compliance sheets — were compiled and handed over for the hotel contractor records and building permit filings. For items with installation complexity, factory technical drawings and English-language installation guides were provided to the site team.

Project Completion Photos

The hotel renovation was completed on schedule across all areas — rooms, bathrooms, corridors, and outdoor spaces — with all China-sourced materials delivered and installed to specification. The luxury hotel opened to guests with its full complement of China-sourced fit-out: custom floor and wall tiles, premium sanitary ware, bespoke wardrobes and cabinets in every room, fire-rated doors throughout, and a fully outfitted outdoor pool and terrace area with awnings, railings, and poolside umbrella furniture. The client has since engaged FBM Sourcing for ongoing procurement of consumables and FF&E replacement items for the property.
