Sleeper Sofa vs Sofa Bed vs Wall Bed for Serviced Apartments and Extended-Stay Hotels

Blog,Product Selection Guide

Sleeper sofa, sofa bed and wall bed are three ways to give a serviced apartment or an extended-stay room a second sleeping function. Buyers and suppliers use the words loosely, and the same word can describe different products in different markets. A quotation for a “sofa bed” can therefore mean a very different piece of furniture from the one the designer had in mind.

This guide sets out working labels for the three types, explains where each tends to fit a longer-stay room, and lists what to specify and what evidence to request from suppliers. It does not make performance claims about any product, quote cycle counts or give price comparisons. The designer should name the requirements, and each supplier should show evidence for the specific model it offers.

What do these three terms mean in a quotation?

Industry usage varies, so the first step is to define terms in the brief. In this guide, the labels mean the following.

  • Sleeper sofa: a sofa that contains a fold-out bed mechanism and a mattress in the sofa frame. The label is common in North American usage.
  • Sofa bed: a sofa whose seat and back convert into a sleeping surface, often by folding, sliding or reclining. The label is used for a wide range of mechanisms.
  • Wall bed: a bed that folds up into a cabinet or wall unit when not in use, so the room can serve another purpose during the day.

These are working labels, not standard definitions. Ask each supplier to describe its mechanism in a sentence and show a drawing or video of it operating. That removes the ambiguity that a single word can hide.

How do the three types compare for a longer-stay room?

The table is a procurement checklist, not a ranking. The cells list decisions and evidence, not performance.

Serviced apartments and extended stays change the specification

A guest in an extended stay uses the room as a home. The sleeping surface is used every night for weeks, and the seating is used every day. That shifts the specification toward the mattress, the mechanism’s ease of use and the way the piece is cleaned. A mechanism chosen for an occasional guest bed in a hotel lobby may not suit nightly use.

Ask suppliers what use pattern their product is designed for, and ask them to state it in writing. Do not accept a general statement that a model is “commercial grade”. If the specification names a use pattern, for example a sleeping surface used nightly, the supplier should say whether the offered model is intended for it and what documents support the statement. Our extended-stay hotel FF&E guide explains how long-stay rooms change the package as a whole.

What to specify for each type

Sleeper sofas

State the sleeping size, the mattress build-up the designer wants and who is responsible for it, and the upholstery covering. Ask how the mattress is stored in the sofa and how it is protected from the frame. Ask for a drawing of the opened and closed positions and request an operating sample.

Sofa beds

State the conversion method you expect, the sleeping surface and the seating comfort the designer wants when the piece is a sofa. Ask how the mechanism is operated, what force is needed, and who can operate it without instruction. A conversion method that needs two people may not suit a room used by a single guest.

Wall beds

State the bed size, the cabinet design and finish, and the wall conditions. The wall and the fixing are the building team’s responsibility, so ask the supplier for fixing instructions and the loads the system will place on the wall, and have the building team confirm. Include the clearance needed at floor, ceiling and sides. See our hotel bed sizes by market reference for sleeping sizes.

Mattress, covering and fire rules: decide them separately

The mattress and the covering are specifications in their own right. Name the mattress build-up the designer wants and ask the supplier to state what it offers. If the project wants the mattress sourced separately, say so, and make sure the dimensions match the mechanism. Our hotel mattress and bedding guide covers that category.

Fire and safety rules for upholstered items depend on the destination and the building type. The designer should name the rule, and the supplier should state what evidence it can provide for the offered build-up. Do not assume a rule from another market applies. Our UK upholstered furniture fire rules guide shows how one market frames the question.

How to compare quotations on the same basis

  • Product type and mechanism: the supplier’s description of how the piece converts, with a drawing or video.
  • Sleeping size and surface: what is included, and whether the mattress is part of the price.
  • Covering and finish: the reference and sample approved by the designer.
  • Documents: evidence the destination requires, issued for the model offered.
  • Packing and assembly: assembled, knock-down or flat-pack, and who assembles on site.
  • Spare parts and repairs: what is available if a mechanism part or a cover needs replacing.
  • Exclusions: installation, wall fixings, mattress, protectors and anything else not in the price.

Packing matters more than usual for convertible pieces, because mechanisms are damaged by rough handling. Ask how the mechanism is secured for transport and whether the piece is shipped closed. The same discipline applies to build-to-rent and apartment packages, which our build-to-rent furniture package guide covers.

A practical sequence for the buyer

Start by deciding the use pattern with the operator: how many guests will use the sleeping function, how often, and for how long. Choose the type that matches that pattern, ask each shortlisted supplier to quote the same schedule, and request an operating sample before approving production. Keep the approved sample reference in the purchase order and in the packing list. For the broader apartment package, FBM Sourcing also runs FBM Furniture’s upholstered sofas and lounge chairs page.

Questions buyers ask about sleeper sofas, sofa beds and wall beds

Is a sleeper sofa the same as a sofa bed?

The terms overlap and suppliers use them differently. In this guide, a sleeper sofa contains a fold-out bed and mattress in the frame, while a sofa bed converts the seat and back. Ask each supplier to describe its mechanism instead of relying on the label.

Which type suits a serviced apartment used for long stays?

The one whose mechanism, mattress and covering are designed for the use pattern the operator expects. Ask each supplier what use pattern the model is designed for and what documents support that statement.

Who is responsible for fixing a wall bed to the wall?

The building team confirms the wall and its capacity. The supplier should provide fixing instructions and the loads the system places on the wall, and the installer must follow them.

Should the mattress be bought with the sofa bed?

It can be. Decide in the brief whether the mattress is part of the quoted item or sourced separately, and make sure the dimensions match the mechanism.

How does FBM Sourcing support an apartment furniture package?
