For most commercial projects the decision splits cleanly: specify mineral fiber ceilings for large open areas where acoustics and budget dominate, gypsum ceilings where you want seamless monolithic design or curved features, and metal ceilings where moisture, hygiene or heavy cleaning are in play. Acoustic performance is the sharpest differentiator — ceiling absorption ranges from NRC 0.5 up to 0.95 depending on panel type — while fire classification is largely a non-issue, since all three families are available in ASTM E84 Class A or EN 13501 A1–A2 rated versions.

How Do the Three Systems Compare on Acoustics?

Acoustics is where the families genuinely diverge. Standard mineral fiber lay-in panels absorb in the NRC 0.5–0.7 band, and high-performance mineral fiber or glass wool panels reach NRC 0.85–0.95 — which is why open-plan offices, call centers and classrooms default to them. Plain gypsum board is the opposite: a hard reflective surface with NRC around 0.05–0.10, excellent for containing sound within a room (good ceiling attenuation) but doing almost nothing to absorb it; perforated acoustic gypsum board with a fleece backing recovers to NRC 0.5–0.75 at a premium. Metal panels are inherently reflective too, but perforated metal with acoustic fleece and plenum insulation reaches NRC 0.6–0.85, letting a corridor or airport concourse be both washable and quiet.

The practical rule for specifiers: decide the acoustic target per space first — NRC 0.7 or better for open work areas and classrooms, NRC 0.5+ for corridors and dining, reflective is acceptable for small enclosed offices — then choose the cheapest family that hits the target and survives the room’s environment. Buying NRC 0.95 panels for a hotel corridor is wasted budget; buying NRC 0.55 for a 400-workstation open office is a complaint generator.

Fire Ratings: What Should the Spec Say?

All three systems can meet commercial fire requirements, so the specification question is about writing the right classification, not choosing the only safe material. For North American projects, specify surface burning characteristics per ASTM E84 (UL 723) Class A — flame spread index ≤25, smoke developed index ≤50. For European and many international projects, specify reaction-to-fire per EN 13501-1: metal ceilings achieve A1 (non-combustible) as standard, gypsum board typically A2-s1,d0, and quality mineral fiber panels A1 or A2. Where the ceiling must contribute to a fire-resistance-rated floor/ceiling assembly — common above hotel corridors that double as escape routes — gypsum systems carry the tested assembly ratings and are usually the path of least resistance.

Moisture, Hygiene and Durability

Environment eliminates options faster than any other criterion. Standard mineral fiber panels are rated for sustained humidity up to about 70–90% RH depending on grade; beyond that they sag, stain and grow visible tide marks — which rules them out of kitchens, dishwashing areas, pool halls and coastal exterior soffits. Moisture-resistant gypsum extends the range but remains a paper-faced or fiber-reinforced board, not a washable surface. Metal ceilings win every wet and hygiene category: powder-coated aluminum panels tolerate direct washing, resist corrosion for a 25–30 year service life, and are the standard answer for commercial kitchens, hospital hygiene zones, bathrooms and exterior applications. That durability is also why metal panels dominate transport and high-traffic public buildings — they take impact, come down for maintenance and go back up without crumbling edges.

Maintenance access is the related decision. Lay-in mineral fiber and clip-in or hook-on metal systems give full plenum access panel by panel; monolithic gypsum gives none without pre-planned access hatches. On MEP-dense projects, putting gypsum under a congested plenum is a future change-order machine — coordinate the ceiling family with the services drawings, not just the interior renderings.

Which Ceiling Belongs in Which Space?

Run the choice space by space rather than building-wide. In an open office area, mineral fiber lay-in on a 600×600 or 600×1200 grid delivers the acoustic target, plenum access and the lowest installed cost of the three; this is the default unless the design brief demands otherwise. In hotel corridors and lobbies, gypsum dominates because the design intent — coves, curves, concealed lighting, a seamless plane — is the point, and the acoustic load is lower; specify perforated acoustic gypsum in ballrooms and meeting rooms where speech intelligibility matters. In kitchen back-of-house, laundry, bathrooms and pool areas, metal is effectively mandatory: washable, non-combustible, corrosion-protected. Schools and hospitals mix all three by zone — mineral fiber in classrooms and wards for absorption, metal in hygiene and service zones, gypsum in feature public areas.

On cost structure, the reliable generalization is relative, not absolute: for the same area, standard mineral fiber lay-in is the budget baseline, plain gypsum on furring runs moderately above it once finishing labor is counted, and custom metal systems sit at the top — with perforated acoustic versions of gypsum and metal each carrying their own premium. Because installed cost is dominated by labor at destination, the smart procurement move is optimizing the material package: panels, matching suspension, trims and accessories bought as one coordinated lot. Don’t Forget the Suspension System

Whichever panel family you choose, the suspension grid is a specification item in its own right — and the most common gap we see in ceiling BOQs arriving from overseas projects. For North America, specify grid components manufactured to ASTM C635 and installation to ASTM C636, with seismic categories where the local code requires them. For Europe and much of the Middle East and Asia-Pacific, EN 13964 is the governing standard for suspended ceiling kits, covering panels and substructure together. Key line items that must appear in the purchase order: main runner and cross tee profile and duty rating, hanger wire or rod specification, perimeter trim, hold-down clips in wind-exposed or door-slam zones, and corrosion class of the grid coating for humid areas — a galvanized-plus-polyester grid in a pool hall fails years before an aluminum or specially coated one.

Grid and panel should come from coordinated production, because module tolerances decide whether 10,000 panels drop in cleanly on site.
