  • Wear layer: 12 mil (0.3 mm) is light commercial only; 20 mil (0.5 mm) is the commercial standard; 28 mil (0.7 mm) for airports-and-corridors duty
  • Classification: EN ISO 10582 Class 33 (heavy commercial) or ASTM F1700 Class III Type B embossed — named on the BOQ line, backed by a test report
  • Slip: DCOF ≥0.42 wet (ANSI A326.3) for US work; R9 general / R10 for wet-adjacent areas in DIN-influenced markets
  • Indentation: residual indentation ≤0.10 mm to EN ISO 24343-1 — the number that separates true commercial product from residential lines
  • Fire: Bfl-s1 (EN 13501-1) or ASTM E648 Class I for corridors and public areas

What Actually Differs: Construction, Not Marketing Names

Both products are vinyl flooring; the difference is the core and the fixing method. Glue-down LVT is flexible through its whole 2–3 mm build and is bonded to the substrate over its full area — so the floor and the slab behave as one, which is why it handles housekeeping carts, room-service trolleys and hospital beds without joint distress, and why a damaged plank can be heated, lifted and replaced individually. SPC replaces the flexible core with a rigid stone-plastic composite (typically 60–70% calcium carbonate in PVC), 3.5–6 mm thick with a click joint and usually a pre-attached IXPE or EVA pad, floating over the substrate. The rigidity is what buys its two commercial advantages: it telegraphs far less subfloor imperfection, and it installs without adhesive cure windows — but the same floating joint is its structural limit under concentrated rolling loads and across very long unbroken runs, where expansion movement accumulates.

A planning note on terminology, because Chinese factory quotations mix these freely: “LVT” may mean glue-down or click flexible product; “SPC”, “rigid core” and “stone polymer” are the same family; WPC (foamed core) is a softer, costlier cousin used mainly in North American residential. The quotation must state construction, total thickness, wear layer and joint type per line — the four parameters that define what you are actually comparing. Which Wear Layer and Commercial Class Should You Specify?

Wear layer is the single strongest predictor of how the floor looks in year five, and it is where low quotes hide. The mil ladder in project terms: 12 mil (0.3 mm) suits residential and light commercial — acceptable inside apartment units, wrong for anything shared; 20 mil (0.5 mm) is the commercial baseline for hotel guest rooms, offices and classrooms; 28 mil (0.7 mm) is corridor, retail and healthcare duty where traffic is channeled. The coating on top of the wear layer matters nearly as much: ceramic-bead or enhanced PU coatings raise scratch and scuff resistance and reduce maintenance to dry/damp routines with no polish cycle — specify the coating type, not just “UV coated.”

Classification systems give you a one-number verification tool. Under EN ISO 10582 (heterogeneous PVC flooring), demand Class 33 for heavy commercial use — Class 31/32 product is routinely offered at commercial prices. Under the US system, ASTM F1700 Class III covers printed-film LVT with Type B embossed surface the common commercial call, and rigid products test under ASTM F3261. Ask every bidder for the test report to the named standard from an accredited lab, and check that the report’s wear layer and total thickness match the quotation line — the same report-to-goods matching discipline that applies to every certified building product from China. Residual indentation (≤0.10 mm, EN ISO 24343-1) is the quiet spec line worth adding: cheap filled cores fail it, and it predicts furniture-leg damage in hotel rooms better than any thickness number.

Slip, Wet Areas and the Numbers Inspectors Ask For

Commercial slip requirements are numeric and destination-specific: US projects specify wet DCOF ≥0.42 to ANSI A326.3 for level interior walking surfaces; DIN-influenced markets (Gulf, much of Asia, Australia in practice) use the ramp-test R scale, with R9 the interior norm and R10 sensible for lobbies, bathroom-adjacent zones and back-of-house. Both product families reach these values through surface texture — embossing depth — so the slip number belongs on the BOQ line and in the pre-shipment test set, because the same décor film is often produced in smooth and textured versions with different ratings.

On water: both LVT and SPC are inherently waterproof as materials, but the floor system is not the plank. Glue-down handles topical water well once adhesive is correctly specified (wet areas need moisture-tolerant adhesive and slab RH testing — ASTM F2170 protocols — before laydown); SPC floats over its pad, so standing water that reaches the perimeter or a damaged joint can sit beneath a floating floor unseen. Practical zoning: neither product replaces tile inside shower-wet bathrooms; both are fine in kitchenettes, vanity areas and laundry-adjacent zones with sealed perimeters. For underfloor heating, both families generally accept hydronic systems up to a 27–29°C surface temperature limit set by the wear layer — confirm the factory’s written UFH statement, and for SPC respect the enlarged expansion gaps and the maximum unbroken run (typically 10–15 m before a transition) that temperature cycling demands.

How Should a Hotel or Apartment Project Zone the Two Products?

The strongest commercial answer is rarely one product building-wide; it is a zone schedule that puts each construction where its mechanics win:

  • Guest rooms / apartment units: SPC click, 4–5 mm, 20 mil wear layer, attached acoustic pad. Fast room-by-room installation fits the fit-out sequence, the pad contributes to impact sound ratings (ΔIIC gains that matter in apartment approvals), and per-room replacement is contained
  • Corridors: glue-down LVT, 28 mil. Housekeeping carts run these floors daily for a decade; full adhesion eliminates joint fatigue, and single-plank repair keeps corridors in service
  • Lobbies and public areas: glue-down LVT 28 mil where vinyl is used at all, transitioning to stone or tile at entrances; specify Bfl-s1 / Class I fire performance here without exception
  • Back-of-house: glue-down or resilient sheet in service corridors and stores (rolling cages), tile or resin in true wet/kitchen zones — SPC click stays out of cart routes
  • Common-area acoustics: where slabs are thin, a glue-down acoustic-backed LVT or an SPC with certified ΔIIC pad, chosen against the acoustic report rather than the brochure

Cost and Program: What Each Choice Does to Budget and Schedule

Ex-factory ranges from current China sourcing on genuine commercial grades: SPC click at 4–5 mm/20 mil runs roughly $5–9/m²; commercial glue-down LVT at 2.5 mm/20–28 mil runs $7–13/m²; add $1.5–3.5/m² for freight, duties and delivery in most markets. The installed picture then diverges: glue-down carries adhesive ($1–2/m²), full subfloor preparation (self-leveling at $3–8/m² where slabs are out of tolerance) and slower labor; SPC saves most of that preparation and installs at 80–120 m² per installer per day against 30–50 for glue-down. On a 200-room hotel (~8,000–10,000 m² of vinyl flooring), the click-versus-glue labor difference alone commonly compresses the flooring program by 2–3 weeks — schedule value that often outweighs the material price gap in either direction.

Container math for the procurement plan: SPC is heavy (7–10 kg/m² at commercial thickness), so a 40ft loads out by weight at roughly 2,600–3,200 m²; glue-down LVT at 2.5 mm loads around 4,000–5,000 m². A mid-size hotel is therefore a 3–4 container flooring package — order attic stock (2–3% per décor) inside the main shipment, because a matching micro-order two years later costs multiples per square meter. Production lead time for either product is 20–30 days at commercial volumes plus transit; the long pole is décor approval, so lock physical samples and retain sealed control boards before production releases. A sourcing agent running the package holds one more lever worth naming: mill-level QC — wear layer micrometer checks, dimension and squareness sampling, click-joint pull tests on SPC — performed before loading, when correction costs days instead of a claim.

Two procurement disciplines close the risk that remains after the specification is right. First, sample control: approve full-size production planks — not swatch chips — for every décor, install a 20–30 m² mockup area (one guest room plus a corridor bay is the classic hotel pattern) under the project’s actual lighting, and hold the sealed control boards as the contractual color and gloss reference for all later containers; vinyl décor films drift between print runs, and the control board is what settles a shade dispute in your favor. Second, tender discipline: force every bidder onto the same line definition — construction, total thickness, wear layer, coating type, classification, slip value, fire class — before comparing a single price. The cheapest quote in an undisciplined tender is almost always a thinner wear layer or a Class 31 core wearing commercial packaging, and the gap only surfaces in year three, long after the final account closed.
