Project Background
A private villa owner from the Philippines engaged FBM Sourcing to furnish a newly built residence end to end — living room furniture, dining sets, bedroom furniture, wardrobes, study furniture, lighting and interior doors — through one guided buying trip to Foshan and a single managed procurement program, shipped to the Philippines in two 40HQ containers.
Furnishing a whole villa from China is a very different exercise from buying a single container of one product. The order spanned more than ten categories — upholstered sofas, marble-top dining tables, solid walnut bedroom and study furniture, wardrobe cabinets, bar chairs, lamps and doors — each made by a different specialist factory, each with its own lead time, packing method and quality risks. Managed alone from overseas, that means dozens of suppliers to negotiate with and no single party responsible for the result.
FBM Sourcing acted as the buyer’s furniture sourcing agent on the ground in China: planning the showroom itinerary, negotiating with each factory, consolidating every order under one program, inspecting each piece before it was packed, and loading the full house into two containers. The client made the selection decisions in person; everything after that was our responsibility.

How It Works?
The client arrived with a floor plan of the new villa and a clear brief: furnish every room — living and family areas, dining room, bedrooms, study, bar corner and outdoor terrace — to a consistent modern style and a defined budget, and have it all arrive in the Philippines as one coordinated delivery rather than a year of piecemeal shipments.
Before the buying trip started, we worked through the floor plan room by room and turned it into a structured purchase list: seating dimensions to suit each space, bed sizes with matching mattress specifications, wardrobe and drawer configurations, table sizes, lighting points and door counts. That list became the itinerary for the showroom visits and, later, the reference document for every order contract and quality inspection.
We planned a guided buying trip through the Foshan furniture district — the largest furniture manufacturing and showroom cluster in China — covering the showrooms that matched the villa’s style and budget tier for each category. Over several days the client sat on the sofas, checked leather swatches against fabric samples, measured dining tables, tested recliner and bar chair mechanisms, and compared walnut finishes side by side.
Where a showroom piece needed changes — a different leather grade, a marble top in a different stone, a wider wardrobe unit — we negotiated the customisation directly with the factory behind the showroom. Every selected item was recorded with its specification, dimensions, material samples and agreed price on the spot, so the client flew home with a complete, priced furniture schedule for the whole villa. Back in China, FBM Sourcing placed the orders with each factory under one coordinated schedule. Deposits, order contracts and specification sheets were handled factory by factory — more than ten suppliers in total — with production timed so that every category would finish within the same loading window. Slower items such as customised marble-top dining tables and solid walnut bedroom pieces were ordered first; faster upholstery and lighting orders were slotted in behind them. The client dealt with one point of contact and one payment schedule instead of a dozen separate Chinese suppliers.
As each factory finished production, our team inspected the goods on site before packing was allowed to close. On this order the inspection load was substantial because every category carries different failure points: sofa modules were checked for leather colour match against the approved swatches, cushion direction and connecting hardware; marble table tops for stone pattern, surface polish and corner condition; walnut bedsteads, wardrobe boards and TV stand panels for grain consistency, finish and moisture; mattresses for construction and stitching; bar chairs for hydraulic mechanism function; lamps were powered on and tested.
Dimensions were verified with tape measurements against the order sheets, and packing was opened and re-sealed where we needed to see the product inside. Every discrepancy was corrected at the factory, on the factory’s account, before goods were released for consolidation. The photos below are from the actual inspections on this order — this is the level of factory QC and inspection we run on every villa program.
Because the order spanned so many factories, consolidation mattered as much as inspection. All goods were collected into one loading plan: flat-packed case goods and boards loaded first against the container walls, marble tops crated and braced upright, sofa modules film-wrapped with corner protection, mattresses bagged, and lamps and accessories boxed into the remaining volume. The complete villa — every room’s furniture — closed into two 40HQ containers and shipped to the Philippines on one booking, with the packing list organised room by room to make site delivery and installation straightforward.
After shipment, FBM Sourcing remained the client’s single point of contact. Any transit or quality issue on arrival would be handled by our team directly with the factory concerned — replacement parts or corrective action arranged on the factory’s account — so the client never had to pursue a Chinese supplier from the Philippines. This after-sales accountability is part of every procurement engagement we run, and it is the reason villa and residential-project clients keep the same agent across multiple purchases.
