Dubai’s luxury residential market attracts high-net-worth individuals who demand premium furniture and interior materials for their private residences. A Dubai-based client with an extensive personal network across the Gulf region partnered with FBM Sourcing to furnish three private apartments in Dubai — making two separate sourcing trips to China to personally select each piece.
Rather than purchasing through Dubai’s local showrooms at inflated import prices, the client chose to travel directly to Guangzhou and Foshan — China’s furniture manufacturing hub — to source premium furniture at factory prices. The combination of FBM Sourcing’s market knowledge and the client’s discerning taste resulted in a high-quality, cost-effective fit-out across all three properties.

How It Works?
Before each sourcing trip, FBM Sourcing worked closely with the client to understand the size, layout, and design vision for each apartment. The client provided detailed requirements for each room — living areas, dining rooms, bedrooms, and feature elements — allowing FBM Sourcing to plan a focused market itinerary across Guangzhou’s furniture showroom districts.
On the first trip, the client selected furniture for two of the three apartments. The results exceeded expectations, leading the client to return on a second trip to source furniture for the third property and replenish select items.
FBM Sourcing guided the client through Guangzhou’s leading furniture markets and high-end showrooms. The client personally selected each piece — luxury cream leather sofa sets, white marble-top dining tables with polished stainless steel bases, matching dining chairs, bedroom suites, and decorative metalwork and stone tiles for feature walls and flooring.
FBM Sourcing’s role was to pre-screen showrooms before the visit, introduce the client to reliable manufacturers, facilitate price negotiation, and ensure the client made well-informed selections based on material quality, durability, and value.
After each market visit, FBM Sourcing compiled purchase orders from all selected suppliers and coordinated production timelines to ensure all items were completed within the same shipping window. Across two procurement trips, orders covered furniture and materials from multiple manufacturers for three separate apartments.
FBM Sourcing managed all order documentation, deposit payments, and factory communication to keep production on schedule.
FBM Sourcing conducted pre-shipment quality inspections at each factory. Inspectors checked upholstery workmanship on sofas, marble slab integrity and surface finish on dining tables, chair frame construction, tile quality and packaging, and the precision of decorative metalwork — ensuring every item met the client’s standards before leaving the factory.
Any issues identified were communicated to the relevant factory for correction before shipment approval.
FBM Sourcing coordinated container loading and consolidated goods from multiple suppliers for export to Dubai (Jebel Ali port). Items were carefully packed, labeled, and loaded to protect against transit damage over the long sea journey.
FBM Sourcing handled all export documentation and coordinated with the freight forwarder to ensure smooth customs clearance and on-time arrival in Dubai.
FBM Sourcing provided after-sales support for both procurement cycles. Any delivery issues were handled professionally with the responsible factories. The client’s confidence in FBM Sourcing’s service quality — built on the first successful trip — led directly to the repeat sourcing trip for the third apartment.
